Buyer Cancel Beli Rumah- (Apa jadi?)

◻Hari tu dah cover pasal owner cancel kan, hari ni cover pasal buyer pulak.

◻Buyer punya side senang je, straight forward je, tak susah pun.

◻Konsepnya dah bayar tak boleh cancel, kalau cancel duit booking atau earnest deposit tu akan forfeited.

◻Kecuali borang yang di isi REN tu ada tambahan clause ‘loan reject refund’.

◻Ayat di clause ‘special condition’ perlu la lengkap. Seperti ‘subject to loan reject and mof below 90%, full refund to purchaser’.

◻Pihak owner perlu di maklumkan jika terdapat sebarang clause tambahan.

◻Jika buyer lewat sign SPA pun boleh menyebabkan duit earnest deposit forfeited.

◻Yang ni kena hati-hati sikit, ada sesetengah owner memang nak SPA sign dalam tempoh 14 atau 21 hari.

◻Jadi jika dah bayar earnest deposit, nak cancel tak dapat refund. Contoh dah bayar booking : 10k, maka 10k tu forfeited, jangan main-main😭
